A full home renovation in BC typically takes 3 to 6 months from demolition to final walkthrough. Single-room projects like bathrooms take 4 to 8 weeks. Permitting in Surrey and Langley adds 2 to 6 weeks before construction begins. Weather delays between November and February can extend exterior work by 2 to 3 weeks.

How do I choose a renovation contractor in the Fraser Valley?

Look for a contractor with a valid BC contractor license, WorkSafeBC coverage, and liability insurance of at least $2 million. Ask for 3 to 5 references from completed projects similar to yours. A written contract should include a detailed scope of work, fixed price or cost-plus terms, payment schedule, and estimated completion date.

Do I need a permit for my renovation in BC?

Yes, most renovations in BC require a building permit. Any structural changes, electrical rewiring, plumbing relocation, or window and door modifications need municipal approval. How much does a bathroom renovation cost in Surrey?

A bathroom renovation in Surrey costs $15,000 to $35,000 for a standard update with new tile, vanity, fixtures, and lighting. Full gut renovations with layout changes, heated floors, and custom tile work range from $35,000 to $60,000. Ensuite master bathrooms with walk-in showers cost 20 to 30 percent more than main bathrooms.

What is the best time of year to renovate in the Fraser Valley?

Spring and early fall are the best seasons for renovation in the Fraser Valley. March through May offers dry weather for exterior work, and contractors have more availability before the summer rush. September through November is ideal for interior renovations. Winter bookings often come with shorter wait times and occasional discounts.

Does Square One Construction offer financing for renovations?

Square One works with a milestone-based payment structure rather than requiring full payment upfront. Typical terms are 10 percent deposit, 30 percent at rough-in, 30 percent at finishing stage, and 30 percent on completion.
