Building a custom home is the largest investment most families make. Square One Construction has built custom homes across the Fraser Valley for over a decade. Here are the answers to the questions we hear most from clients starting the process.
Custom home construction in the Fraser Valley costs $350 to $550 per square foot in 2026, depending on finishes, complexity, and site conditions. A 2,500-square-foot home ranges from $875,000 to $1,375,000 for construction alone. This does not include land cost, which varies from $400,000 in Chilliwack to over $1.2 million in South Surrey.
A custom home build in BC takes 10 to 14 months from breaking ground to move-in. Add 3 to 6 months for design and permitting before construction starts. Total timeline from first meeting to handing over the keys is typically 14 to 20 months. Complex builds with challenging sites or custom architectural features can extend to 24 months.
The process follows seven stages: initial consultation and budgeting, architectural design and engineering, municipal permit application, site preparation and foundation, framing and envelope, mechanical and finishing trades, and final inspection with occupancy permit. Not necessarily. Some clients buy land first, while others ask us to evaluate lots before purchasing. We provide site feasibility assessments that check zoning, soil conditions, utility access, and buildable area. This prevents costly surprises after purchase. We can also recommend real estate agents who specialize in building lots.
Building a home in BC requires a building permit, development permit in some zones, plumbing permit, electrical permit, and gas permit. Environmental assessments may be needed near waterways or on slopes. In Surrey, the permit process takes 8 to 16 weeks. Langley Township and Abbotsford typically process permits in 6 to 12 weeks.
Laneway and coach homes are now permitted in many Fraser Valley municipalities. Surrey allows coach homes up to 958 square feet on lots zoned RF or RA. Langley permits secondary suites and carriage homes in specific zones. A laneway home costs $250,000 to $450,000 to build and can generate $1,800 to $2,800 per month in rental income.
