BC’s
Cooling
Requirement:
Designing
Homes
That
Stay
Cozy
(Without
Overheating)

In response to unprecedented heat events, like the 2021 summer “heat dome,” the 2024 BC Building Code now mandates that new builds and major renovations include at least one living space designably maintained under 26 °C. It’s a critical update with real implications for homeowner comfort, safety, and long-term building resilience.

Here’s what Vancouver-area homeowners need to know and how Square One Construction ensures your renovation or build is both compliant and comfortable.

Understanding the Requirement

  • What it means: At least one living space in each home must stay at or below 26 °C during summer design temperatures, ensuring residents have a cool refuge during heat events.
  • How it's verified:
    • Part 9 homes (single-family, duplexes): Require CSA F280 heat-loss/gain modelling to size cooling correctly.
    • Part 3 buildings (multi-unit residential): Require energy modelling aligned with city guidelines and ASHRAE 55 standards to demonstrate compliance.

Key note: Temporary solutions like portable or window AC units don’t comply. Cooling systems must be permanently integrated into the home.

Design Strategies to Maintain Cool Comfort

Here’s how thoughtful design brings this requirement to life and enhances year-round livability:

  • Passive cooling tools: Strategic home orientation, shading devices, thermal mass materials (like stone or concrete), and effective natural ventilation reduce heat gain without power.
  • Mechanical cooling: Heat pumps or ductless mini-split systems can cool designated spaces efficiently and integrate with the home’s HVAC design.

Why This Matters for Homeowners

  • Comfort and Health: A cooled living space offers relief during extreme heat events especially vital for vulnerable family members.
  • Code-Driven Planning: Starting your project with cooling compliance in mind avoids surprises at permit stage and ensures lasting performance.
  • Long-Term Savings: Incorporating passive strategies reduces reliance on active systems and lowers energy costs over time.
